The new deadline for condominium associations to have a community website and post up certain condo documents have been expended from July 1, 2018 to January 1, 2019. – § 718.111.
The new law states that a condominium association must post up the list of bids received within the past year so that residents have the ability to view and download. This posting must be done after the bidding for materials, equipment or services has been closed. In addition, the summary of bids for materials, equipment or services must be uploaded and available to its residents only if the bid exceeds $500. The condo association may upload complete copies of the bids in lieu of bid summaries.
The condo association must post any monthly income or expense statement to be considered at a meeting. This replaces the past requirement of posting up financial reports to the community website.
